Faridabad: Faridabad is emerging at the centre of NCR’s next growth cycle with the proposed Rs 15,000-crore Namo Bharat Regional Rapid Transit System (RRTS) corridor linking Gurugram, Faridabad and Noida.
With the Detailed Project Report (DPR) finalised by the NCR Transport Corporation (NCRTC), the largely elevated high-speed corridor is expected to reduce end-to-end travel time to under an hour, significantly reshaping regional mobility.
Beyond faster commuting, the corridor is expected to influence housing preferences, pricing trends and long-term investment sentiment. Predictable cross-city travel allows homebuyers to prioritise space, lifestyle and affordability over proximity alone, while investors typically see sustained value creation along strong transit corridors.
This comes amid a robust phase for NCR real estate, with 2025 residential sales driven by end-user demand and steady commercial leasing from IT firms, Global Capability Centres and flex-office players.
Puneet Vats, CPRO, NCRTC, said, “By enhancing regional connectivity and reducing travel time, the corridor is improving accessibility to residential and commercial hubs, driving more structured and transit-oriented development.”
Faridabad is likely to see the most pronounced transformation. Traditionally more affordable than Gurugram or central Noida, its growth was often limited by connectivity perceptions. The RRTS changes this equation by enabling faster access to key employment hubs, repositioning Faridabad as a core residential destination for families seeking larger homes and greener, planned communities.
Industry leaders echo this view. Mohit Malhotra, Founder & CEO of NeoLiv, said the corridor would make commuting seamless across the “golden trinity” of Faridabad, Gurugram and Noida, adding that Faridabad could emerge as NCR’s third mega city for end-users seeking space and organised living.
Developers such as NeoLiv and BPTP, with significant land holdings in Faridabad, are well positioned to benefit. Manik Malik, CEO, BPTP, noted that the RRTS would unlock inclusive urban growth and improve livability by linking population centres with major employment hubs.
As the project moves toward implementation, improved connectivity and planning quality are expected to make Faridabad one of the biggest real estate beneficiaries of NCR’s next infrastructure-led growth phase.
