SPR and Sohna emerge as Gurugram’s fastest-growing realty hubs, Property prices surge up to 165%

Gurugram: Southern Peripheral Road (SPR) and Sohna have emerged as two of Gurugram’s fastest-growing real estate destinations, driven by strong property price appreciation, major infrastructure projects, and expanding residential and commercial developments.

According to industry data, property prices along SPR have witnessed a remarkable 165% increase over the past five years, while Sohna has recorded an appreciation of over 140%, reflecting rising demand among homebuyers and investors.

SPR, a 16-km corridor connecting Golf Course Extension Road, Sohna Road and NH-48, has evolved into a major residential and mixed-use hub. Average residential prices in the area have reached around Rs 16,249 per sq ft, with an annual growth of nearly 18.4% in 2026.

The growth of both micro-markets is being supported by large-scale infrastructure upgrades. The Gurugram Metropolitan Development Authority (GMDA) recently floated a Rs 755-crore tender for a 4.2-km signal-free elevated corridor connecting NH-48 and Vatika Chowk on SPR. In addition, Haryana has approved road projects worth ₹69 crore to improve connectivity in the region.

Sohna has also benefited from the operational Gurugram-Sohna Elevated Corridor and improved access to the Delhi-Mumbai Expressway. Planned metro expansion and the development of IMT Sohna are expected to further boost demand.

Real estate experts believe the next phase of growth will be led by commercial and retail development. As residential communities become operational, demand for offices, organised retail, hospitality, healthcare and entertainment facilities is increasing rapidly.

“SPR is emerging as a premium residential and mixed-use corridor, while Sohna is developing into a larger residential and employment-led destination,” said Pradeep Aggarwal, Founder and Chairman of Signature Global (India) Ltd.

Several leading developers, including DLF, Godrej Properties, Central Park, Emaar and Signature Global, are actively developing projects in these markets. With rising residential density, improving connectivity and growing commercial activity, SPR and Sohna are increasingly being viewed as key growth engines of South Gurugram’s real estate market.
